I wanted to send out a special thanks to Kat Bryce, Fort Myers Florida Home Appraiser, for this real estate appraiser tip she gave me this morning regarding extra support for market trends analysis and quantifying time or market conditions adjustments within residential appraisal reports. Kat told me to go to http://www.realquest.com , type in the full address (like 404 Sherron Ave Baker LA 70714) and click enter. When the results appear, click on the “Market Trends” button on the left side of screen (see red arrow), see image below. This advice helped me back up my justification for “declining market” classification and help with proper adjustments applied. While RealQuest may not have the most up-to-date data, it does help add “teeth” to your market direction determination. Of course, one should also rely upon their own local MLS for such data as well. However, while Solid Earth is a great MLS system, it doesn’t produce maps that look nearly as great as RealQuest Maps. And, Solid Earth maps don’t include Market Trend Lines either, something that’s pretty important in this type of market were experiencing!
