Why Disappointing?

Median Sold Prices down 5%. Number of home sales down 29%. Under Contract homes down 3%. Yes, average days on market has improved 18% and there’s 23% less months supply of inventory. I don’t necessarily understand if this is totally a low supply issue or not.
