Solds In Windermere Subdivision from 1/2010 to 12/09/2010 revealed:
Average Sales Price: $265,500  ($280,000 in 2009)
Average Sold Price Per Sq. Ft.: $130/sf  ($127/sf in 2009)
Median Sold Price: $267,000  ($285,500 in 2009)
Number of Sales: 3   (4 in 2009)
Average Number of Days On Market: 46  (44 in 2009)
Low To High: $234,500 to $295,000
Number of Sold REO/Foreclosures Noted In MLS: 0
Current # Listings: 0

Overall, both the Average and Median Sold Prices are down for 2010, as illustrated above.  The Median Sales Price in 2009 was $285,500 but only $267,000 in 2010.  However, the Average Sold Price Per Sq. Ft. is UP $3/sf in 2010.  If a local Agent were to list home today in Windermere, they would likely rely on the $130/sf figure, which would represent an increase from 2009.
