The Median Sold Price: $189,900
Low Sales Price: $169,900
High Sales Price: $231,000
Average # of Days On Market: 44 Days On Market
# of Sales: 6
An MLS CMA of this Subdivision from 09/18/2007 to 09/18/2008 reveals:
The Average Sales Price: $193,540
The Average Sold Price Per Sq. Ft.: $118.38/sf
The Median Sold Price: $192,500
Low Sales Price: $168,000
High Sales Price: $219,000
Average # of Days On Market: 60 Days On Market
# of Sales: 10
Therefore, based on the median sale price barometer (the barometer used by the NAR National Association of Realtors) within Oakleigh/Silverstone Estates, the market direction appears to be increasing slightly. Also, the the average sales price has increased by +$2,600 and average sold price per sq. ft. +$3.86/sf.
NOTE: Oakleigh and Silverstone S/Ds are connected. There were no sales in either period in Oakleigh S/D, but there were 6 sales in the first period and 10 sales in the second period in Silverstone S/D.
