I recently completed a home appraisal in Old Mill Subdivision and made this discovery below. 

Solds In Old Mill from 9/11/07 to 9/11/08 reveal: 
Average Sales Price: $254,243
Average Sold Price Per Sq. Ft.: $131.48/sf
Median Sold Price: $254,500
Low Sales Price: $240,000
High Sales Price: $274,500
# of Sales: 14
Average # of Days On Market: 56 Days On Market

Solds In Old Mill from 9/11/06 to 9/11/07 reveal: 
Average Sales Price: $251,229
Average Sold Price Per Sq. Ft.: $131.23/sf
Median Sold Price: $249,950
Low Sales Price: $215,000
High Sales Price: $280,000
# of Sales: 24 
Average # of Days On Market: 56 Days On Market

These numbers above tell us that sales have slowed considerably in Old Mill, from 24 down to 14 or -42%. However, the period from 9/06 to 9/07 was a post Hur. Katrina market where buying was more intense.   Based on the median sale price barometer (the barometer used by the NAR National Association of Realtors) within Old Mill, the market direction appears to be increasing slightly.  The average sales price has increased by +$3,014, median +$4,550 and average sold price per sq. ft. +$0.25/sf
