Average Sold Price Per Sq. Ft.: $122.15/sf
Median Sold Price: $210,000
Low Sales Price: $176,000
High Sales Price: $215,500

Average # of Days On Market: 80

Solds In Greenbriar Hollow from 11/15/06 to 11/15/07 reveal: 
Average Sales Price: $185,880
Average Sold Price Per Sq. Ft.: $114.73/sf
Median Sold Price: $182,000
Low Sales Price: $157,277
High Sales Price: $214,500

Therefore, based on the median sale price barometer (the barometer used by the NAR National Association of Realtors) within Greenbriar Hollow, the market direction appears to be increasing.   However, there are 2 sections of Greenbriar Hollow S/D, the older (with homes in the 15-20 yr old range) and newer section (homes in the 5 to 12 yr old range).   In the first period between 11/06 to 11/07, there were more of the older homes sold.   In the more recent period, from 11/07 to 11/08, there were more
homes sold in the newer section with higher sold prices per sq. ft.   So, Yes, the average sales price, median sales price and sold price per sq. ft. all have risen during the past year.  However, if one wants to know specifically how much of an increase, one has to divide the both sections and study them independently.   The 15-20 yr old homes aren’t selling for as much as the newer homes in Greenbriar Hollow.
